The Avenue Redevelopment Plan 

North East Derbyshire District Council have approved the application for 469 new homes on the site, in addition to a primary school and community facilities.

We now at the final stage of the developer procurement process for the first stage of the development. News of the selected developer soon. It is anticipated that commencement of the redevelopment project will begin in Spring 2016 !

Planning & Development

On the 19th November 2013, North East Derbyshire District Council (NEDDC) planning committee resolved to grant planning permission for the Avenue site. The next step, starting in January 2014, will be for us to appoint a development partner to work with us to develop detailed proposals for the Avenue.

Looking Forward...

Whilst the clean up of the site is progressing well, the plans for the development of the site have also made good progress. The Homes & Communities Agency (HCA) submitted a planning application for the site in April 2013, since then they have been in discussion with North East Derbyshire District Council, Derbyshire District Council and local residents about the proposals. The application includes 469 homes, of which a minimum of 20% will be affordable, a site for a school and community facilities, a village green and play areas and an area set aside for employment use. There’s a mix of homes, from town houses to detached properties and different character areas too. The proposed development will blend into the surrounding green open space with trees being planted across the development and landscaped green areas throughout.

We expect the first phase of approximately 239 units to begin construction in 2016.

The HCA has also secured funding to create a roundabout to access the site so this can be delivered at the same time as the existing clean up, minimising the disruption to the existing community. To keep disruption to the A61 to a minimum the majority of the work is taking place outside of the existing road, in the Avenue site itself.
